Real Estate Legal Services in Raleigh

Our firm offers a range of services designed to meet the specific needs of homeowners, investors, and businesses in Raleigh.

Residential Transactions

Buying or selling property is a major financial step. Legal expertise is critical to ensuring that the process is smooth and that your interests are protected. Our services include:

Drafting and Reviewing Purchase Agreements

Purchase agreements set the terms for the transaction, including contingencies for inspections, repairs, and financing. We ensure the contract addresses these details and safeguards your investment.

Title Research

Verifying property ownership is essential. We conduct thorough title searches to identify any liens, tax issues, or disputes that could delay or derail the transaction.

Closing Representation

The closing stage involves signing legal documents, transferring funds, and recording the sale. We oversee these processes to confirm compliance with all requirements and to finalize the transaction without issues.

Title & Deed Services

Ownership of property requires precise documentation. We help clients with title and deed matters, including:

Title Searches

Before any transaction, it’s important to confirm the title is clear. We review property records to identify and address any issues that may impact ownership.

Deed Preparation

Whether transferring property through a sale, inheritance, or other means, deeds must meet legal standards. We draft and record deeds to ensure accuracy and compliance.

Resolving Title Issues

Discrepancies in property titles, such as competing ownership claims or errors in previous filings, can complicate real estate transactions. We work to resolve these matters efficiently so transactions can move forward.

Property Disputes

Property disputes can be disruptive and costly, but with the right legal support, they can be resolved effectively. We assist with:

Boundary Conflicts

Unclear or disputed property lines can lead to disagreements between neighbors. We use legal records, surveys, and negotiations to clarify ownership and resolve disputes.

Easement Issues

Easements, such as shared driveways or utility access, often lead to disagreements about usage or maintenance responsibilities. We represent clients in resolving these conflicts through negotiation or legal action.

Contract Breaches

When one party fails to fulfill the terms of a real estate contract, such as a seller not completing agreed-upon repairs or a buyer failing to close, we take action to enforce the agreement and recover damages where necessary.

Land Use and Zoning

Raleigh’s zoning laws guide how property can be developed and used. Our firm helps property owners and developers address challenges related to these regulations.

Rezoning Applications

Rezoning is often necessary to change the allowable use of a property. We guide clients through the process, preparing applications and presenting cases to Raleigh’s zoning boards.

Variance Requests

Variances allow property owners to deviate from certain zoning requirements, such as building setbacks or height restrictions. We prepare and file variance applications, advocating for approval based on the unique circumstances of your property.

Resolving Zoning Disputes

Whether contesting a neighbor’s property use or appealing a decision from the local zoning board, we represent clients to protect their interests and resolve conflicts efficiently.
